Ridgefield, Washington (approximately 15 miles north of Vancouver, Washington and 30 miles north of Portland, Oregon) -
UNION RIDGE is the name of the overall development, which is strategically situated on both the east and west sides of Interstate 5 and offers easy access to the Interstate via a new interchange constructed by Washington Department of Transportation in 2011. Union Ridge is only 15 minutes from Vancouver's central business district, 20 minutes from the Airport, and 25 mintes from the central business district of Portland.
Union Ridge is comprised of Union Ridge South (I-5 at Pioneer Street Exit 14) and Union Ridge North, both with excellent visibility from the highway for signage. Both locations have prime parcels available for development, including "shovel-ready" sites ranging from 2.5 acres to 48 acres.
Union Ridge South is developed with asphalt roads, curbs, sidewalks, landscaping, signage, utilities and street lighting. It is home to large distribution facilities of national companies including Dollar Tree, Inc. and United Natural Foods, Inc. (UNFI), which is the independent natural food distributor for national chains that include Whole Foods, Inc. Dollar Tree chose Union Ridge due to its easy access from the Port of Portland where cargo containers can be easily off-loaded from ships arriving from the Far East and then transported to its distribution center.
Union Ridge North is easily accessed via a new roundabout at its entrance to facilitate smooth traffic flow--constructed by Washington Department of Transportation in 2012. Union Ridge North is undeveloped land including approximately 40 acres zoned for DR/HIC (Destination Retail/High Impact Commercial, 4 acres zoned for Planned Commercial, and 5 acres zoned for office/industrial park.
