Neighbors of Autumn Meadows were beside themselves. For years they had been promised a park, and none was provided. Yet, owing partly to the success of local governments elsewhere in Boulder County to limit growth and preserve open space, housing costs in Lafayette were soaring. Autumn's neighbors felt they were paying the price for open space, but not enjoying its benefits.
Anticipating these concerns, Schuck took several bold steps. First, they agreed to donate land which the City will develop into a park. Then, they configured the Autumn Meadows' master plan to align the park to existing neighborhoods, so that new and existing homeowners would benefit. Further, at the request of the City, they reduced the density of the development from a previously approved plan.
What appears on the surface as a giveaway of valuable acreage was, in fact, a key factor in securing City approval for the Autumn Meadows development plan. In a climate of limited or no growth, City approval dramatically increased Autumn Meadows' value.
Schuck's success at overcoming difficult obstacles throughout the approval process positioned the project for profitability and accelerated the date Pulte Homes was able to begin home construction.
